Donald is known as a thought leader in the multi-family housing industry, particularly in places where technology and people meet. Perhaps best known for leading the development and implementation of Lease Rent Options TM (LRO), the industry’s first automated demand forecasting and price optimization system, he is equally accomplished in the areas of eCommerce, marketing and marketing analytics, sales performance improvement and business intelligence. Donald is highly sought for “C suite” consulting on operational issues that drive significant ROI, and by technology vendors for product design and “go to market” strategies. A former Senior Vice President with 10 years at Archstone, and a former Executive Vice President with Holiday Retirement, Donald works with clients to assess their operational and technology platforms and implement complex, highly impactful projects.
Joanne is an operations business process consultant and a learning and development subject matter expert with more than 18 years experience in multifamily housing. She was Vice President of National Training and Development at Archstone, and is a recognized expert on operational culture and change management. Joanne has a proven track record of success in sales, leadership, and customer experience training; facilitation, design and curriculum development; performance management and evaluating the effectiveness of organizational training. She is a strategic thinker with exceptional interpersonal skills and an ability to effectively collaborate to achieve goals and promote corporate messaging on an enterprise level.
Jessica Mills has been in the field of revenue management for the last 14 years. Originally from the airline industry, she brings a unique perspective on how revenue management principles can best be applied in multifamily housing. As the Director of Revenue Management at Carmel Partners, she oversaw the implementation of the Lease Rent Options™ (LRO) system across a portfolio of 20,000+ units. She is recognized throughout the multifamily industry for her expertise on the development and implementation of pricing strategies for both stabilized and unique assets, including student properties and lease-ups. She has proven success with property management system conversions, building and training teams, project management and change management
Trachelle Spencer's career in Pricing and Revenue Management began in 2000 as one of the first Pricing Managers within Ingersoll-Rand. She was introduced to the multi-family industry and LRO by Simpson Property Group in 2005 when she joined their Revenue Management Team. In 2013 and again in 2016 she was approached by Maxx Properties and 18 Capital Group, respectively, to start their Revenue Management Departments.
Trachelle has used LRO on a wide range of assets which included 93 communities, in 42 markets and 25 states. Properties have been located in primary to tertiary cities and in various stages of their life cycle, from lease-ups and acquisitions, to C and D class value-adds in addition to refinancing or dispositions.
As the Co-Founder of her own SAAS business and website, RezDox, Trachelle's approach to revenue management is multi-faceted allowing her to infuse aspects of Marketing, Sales, Training and Web Development into her analysis and recommendations.
Devin Merrill is a Principal with D2 Demand Solutions with 25+ years’ experience from leadership roles in pricing and revenue management (PRM) and business analytics. Before joining D2, Devin spent almost four years working with multifamily companies with Rainmaker LRO, through the company’s sale to RealPage, Inc.
Devin previously headed the PRM applications group at Property Solutions International, Inc. (now Entrata) where he led the design and development of the Pricing Portal solution. Prior to entering the multifamily industry, Devin held leadership roles in pricing and business analytics across multiple sectors including retail and travel.
Heather Martin’s career in the multi-family housing industry, and exposure to revenue management, began in 2004 with Simpson Property Group. During her time with Simpson she managed various assets with increasing responsibility starting with stabilized properties and later overseeing acquisitions and then lease ups. SPG was the second company to adopt LRO, introducing Heather to cutting edge revenue management practices well ahead of competitors within her markets. In 2017 she transitioned to Pricing and Revenue Management with Greystar’s Internal Revenue Management Department and in 2018 obtained her YieldStar Certification. Heather’s experience includes PRM for internal and 3rd party clients for approximately 15,000 units utilizing both YieldStar and LRO platforms.
